I don't live in Australia but I am interested in purchasing a property for an investment , is that allowed?

As Sanctuary Cove is an integrated tourist resort, all properties are Foreign Investment Review Board (FIRB) approved, meaning overseas clients can purchase property on Sanctuary Cove.
Having said that, there is a one-off Government charge called an Additional Foreign Acquirer Duty (AFAD), which attracts a 7% duty payable on the purchase price.

I've never been to Sanctuary Cove, how established is the cove?

Sanctuary Cove was established in 1987 created & build by Mike Gore. Sanctuary Cove is a well established estate with a Marine Village, Hotel, Two Championship Golf Courses + Club Houses, 300 berth deep water marina and over 2000 homes have now been built.

Do people live in the cove or is it only visited by tourists?

With a permanent population of approximately 1,500 residents, Sanctuary Cove is committed to the ongoing personal and professional development of the cove community.

There are also a number of private residents who enjoy their retirement or semi-retirement and happily call Sanctuary Cove home.

What are the outgoings associated with this property?

Typical outgoings are Body Corporate (Strata) fees; rates and taxes (just like most council's charge), utilities (power, water, gas) As with any investment property, there is also likely to be other outgoings such as repairs, maintenance, insurance.

The bins and all rubbish/recycle are taken out by Sanctuary Cove’s private garbage collection team so there is no need to move your bins out to the street.

Are there taxes or government charges on the income?

Any income from your investment property is likely to attract Australian Government taxes. You will need to obtain advice on these commitments from a suitably qualified financial adviser/accountant.

What is the buggy situation?

All buggies with in Sanctuary Cove must be approved, registered and have a certificate of safety. All streets and roadways in Sanctuary Cove Resort are under the same laws as all Australian Government roads, in this case, the Queensland Main Roads. You must have drivers licence to be able to drive the buggy.

Are there phone and Wi-Fi services available in the cove?

Every Lot in Sanctuary Cove is equipped with an Australian leading high speed FTTP optic fibre network provided by Opticomm, This network provides speeds of up to 1000Mbps. Currently the fastest speeds available to residential buildings.

Furthermore Sanctuary Cove is fully covered by 4G cellular and most parts of the Cove are covered by 5G cellular providing reliable phone calls & data

Is it possible to buy land and build in the cove?

How secure is Sanctuary Cove?

Sanctuary Cove is a gated Resort community offering it owners 24 hour/7 day security services land & sea.
Every home is Sanctuary Cove is connected to Sanctuary Cove Security. As an owner you control through Security who has access to your property.

Who maintains the gardens at Sanctuary Cove?

Sanctuary Cove Body Corporate Services maintains the common grounds within Sanctuary Cove. If you are a lot owner you are required to maintain your own garden or employ a Gardner.
